VCT Floor Stripping & Waxing Guide
VCT floor stripping and waxing is a periodic refinishing process used to remove deteriorated finish from vinyl composition tile and establish a new maintainable protective coating.
The finish acts as a sacrificial wear layer, absorbing much of the effect of pedestrian traffic, routine cleaning and everyday facility use.
Understanding the VCT finish system helps facility operators distinguish between routine maintenance, restorative floor care and complete removal and replacement of the existing finish.

Understanding VCT and Its Protective Finish
Vinyl composition tile has been widely used in commercial properties because it provides a durable surface that can be maintained through an established floor-care system.
It can be found in offices, schools, institutional facilities, employee areas, commercial buildings and portions of industrial properties.

The tile and the finish applied over it should be considered separately. The applied finish creates a sacrificial wear layer over the VCT. Normal traffic gradually affects that finish rather than immediately subjecting the underlying VCT to the full effects of everyday use.
​
This is one reason a finished VCT floor can be maintained over a long period. The coating can receive routine maintenance and, when its condition eventually requires it, be removed and replaced.
​
The term waxing is still commonly used for this work, although modern VCT maintenance systems commonly use manufactured floor finishes rather than traditional wax. In practical commercial usage, "strip and wax" frequently refers to removing the existing finish and applying a new compatible finish system.
​
Not every resilient-looking floor should automatically be treated as VCT. Different flooring products can have different manufacturer requirements, and a stripping chemical or finish intended for one system may not be suitable for another. When the flooring is uncertain, identification should come before aggressive stripping or refinishing.
When VCT Needs Stripping and Refinishing
A dull floor does not automatically need to be stripped. Commercial floor finish changes gradually as a facility operates. Traffic can reduce gloss, produce scratches and create more obvious wear along entrances, corridors and other frequently travelled routes. Some of these conditions may still be manageable through ordinary or periodic maintenance.

Complete stripping becomes more relevant when the existing finish itself has deteriorated to the point that maintaining its upper surface no longer produces an acceptable or sustainable result. Wear can also be uneven. A facility may have heavily travelled corridors with significant deterioration while rooms only a short distance away retain much better finish. Entrances can deteriorate more quickly because they receive outdoor soil and abrasive material.
Employee common areas may experience concentrated traffic at particular times of day. The decision should therefore be based on the actual floor rather than simply the age of the finish. Repeatedly adding new coating over an unsuitable base is not necessarily a substitute for stripping. If old finish is badly deteriorated, contaminated or uneven, additional layers can leave the underlying condition in place.

At the same time, unnecessary stripping removes a finish system that may still be serviceable. A proper floor-care program distinguishes between routine maintenance, intermediate restorative work and complete removal of the existing coating.
Preparing a VCT Floor for Stripping
Preparation affects both the efficiency of the project and the quality of the refinished floor.
The work area needs to be made accessible. Movable furniture, equipment and other contents can interfere with stripping and may need to be relocated before work begins. In an occupied commercial facility, this also requires consideration of how people will move around the area while the floor is unavailable.

Loose soil and debris should be removed before the stripping process. Introducing stripping solution onto a floor covered with ordinary dry debris complicates the work and can interfere with effective removal of the existing finish. The floor should also be examined for conditions that need to be understood before work starts. Damaged or loose tile, unusual coatings, adhesive concerns, transitions between flooring types and areas that appear to have been maintained differently can all affect how the project should proceed.

Edges and fixed objects deserve particular attention during planning. Walls, base materials, doorways and transitions should not be exposed unnecessarily to chemicals or equipment intended for the floor. For larger commercial properties, project sequencing becomes another part of preparation. It may be impractical to remove an entire occupied floor from service simultaneously. Where the layout permits, work can sometimes be divided into manageable areas while maintaining safe access elsewhere in the facility.
How Existing Finish Is Removed from VCT
Stripping is intended to break down and remove the existing finish layers so the floor can be prepared for a new coating. A compatible stripping solution is applied according to the requirements of the product and floor-care system. The chemistry requires appropriate contact with the existing coating rather than being immediately applied and removed before it has an opportunity to work.

Mechanical agitation assists with loosening the old finish. The main field of the floor can generally be addressed efficiently with appropriate floor equipment, but machines do not reach every location equally. Edges, corners, narrow areas and spaces around fixed features can require separate attention. This detail matters because incomplete removal can become visible after new finish is applied.

The loosened coating and stripping solution then need to be recovered from the floor. The surface must be thoroughly prepared so residues from the removal process do not remain beneath the new finish. The objective is not simply to make the floor look temporarily clean while it is wet. The objective is to leave a properly prepared surface capable of accepting the new finish system. Stripping is therefore only one stage of refinishing. The quality of the finished result depends heavily on what happens between removing the old coating and applying the new one.
Rebuilding the Finish System on Stripped VCT
Once the previous coating has been removed and the floor has been appropriately prepared, a new finish system can be established over the prepared VCT. Finish is normally built through multiple applications rather than attempting to create the entire system with one excessively heavy coat. Each application contributes to the finished surface and needs appropriate drying before another coat is applied. Product instructions matter.

The number of coats, application method, drying requirements and subsequent maintenance can differ according to the finish system being used. More is not automatically better. The objective is to establish the appropriate coating system rather than applying unnecessary material simply to increase the number of layers. Application consistency is also important.
Uneven coating, contamination during application or insufficient drying can affect appearance and performance.
Edges and transitions need to be incorporated into the work without leaving obvious inconsistencies between the main field and detailed areas. Conditions within the building can affect drying. Temperature, humidity, air movement and the amount of finish applied can influence how quickly an application is ready for the next stage. A newly coated floor should therefore be judged by the requirements of the finish system and site conditions rather than by an arbitrary assumption that every coat dries in exactly the same amount of time.
Drying and Curing a New VCT Finish
Finishing the final application does not necessarily mean the floor is ready for unrestricted use. Drying and curing are related but different considerations. A coating may become dry enough for a subsequent stage or limited access before it has developed the properties expected from a more fully cured finish. This distinction is particularly important in commercial environments.

Employees may need to return to work. Furniture may need to be replaced. Carts, chairs and other equipment can introduce concentrated loads or movement across the new surface. Reopening the area too aggressively can affect a finish that has only recently been applied.
Project planning should account for this before stripping begins.

In a continuously occupied building, the available shutdown period can influence how the work is divided and scheduled. Evening or weekend work may provide a larger uninterrupted window for some facilities, while properties operating extended hours may require another arrangement.

Furniture replacement should also be planned carefully. Dragging furnishings or equipment across a newly refinished floor can damage the coating before the facility has even returned to ordinary use. The applicable finish manufacturer's instructions and actual site conditions should determine return-to-service decisions.
Preserving the VCT Finish After Refinishing
Once the new VCT finish has been established, the objective shifts from restoration to preservation. The objective after refinishing is to preserve the new finish rather than waiting for it to deteriorate and then automatically performing another complete strip. Dry soil is an important consideration. Fine grit and other abrasive material can be carried into a facility on footwear and moved along established pedestrian routes. Repeated traffic over this material contributes to finish wear.

Entrances are therefore particularly important. Effective entrance maintenance can reduce the amount of abrasive material carried farther into the building. This becomes especially relevant during Ontario winters, when snow, slush, salt and grit can enter commercial facilities repeatedly throughout the day. Routine cleaning methods should also be compatible with the finish. Products or procedures that unnecessarily attack the coating can reduce its useful life.

High-traffic routes should be observed over time. Wear rarely develops uniformly across an entire building, and identifying deterioration early provides more options than waiting until the whole floor is in poor condition. VCT Floor Stripping & Waxing FAQs
Q: Is VCT the same as every type of vinyl flooring?
A: No. VCT is a particular type of resilient flooring, and other vinyl or resilient flooring products can have different construction and maintenance requirements. A floor should not be subjected to conventional stripping and waxing simply because it resembles VCT.
Q: Does a dull VCT floor always need to be stripped?
A: No. Reduced gloss alone does not establish that complete stripping is necessary. The condition of the finish, degree of wear, previous maintenance and response to appropriate floor-care procedures should be considered before deciding to remove the coating completely.
Q: Why are multiple coats of floor finish applied?
A: A commercial finish system is generally developed through successive applications rather than one excessively heavy layer. The appropriate number of coats and drying requirements depend on the particular product and intended system.
Q: Can a newly refinished VCT floor be used immediately?
A: Not necessarily. Individual finish applications require drying, and the completed system may require additional time before normal traffic, furniture or equipment should return. Manufacturer requirements, environmental conditions and the intended use of the area should guide reopening.
Plan VCT Floor Refinishing Around the Floor's Actual Condition
Effective VCT floor care is not based on stripping the floor at arbitrary intervals.
It is based on understanding the relationship between the tile, the protective finish and the conditions to which that finish is exposed.

Routine cleaning and maintenance can preserve a serviceable coating. Periodic restorative procedures may address some forms of wear.
Complete stripping becomes appropriate when the existing finish needs to be removed so that a new maintainable system can be established.

That distinction helps commercial facilities avoid both extremes: allowing severely deteriorated finish to remain indefinitely or stripping floors more aggressively than their condition requires.
